General contracting
is a method of construction in which the owner produces a set
of plans and puts his project out for competitive bid to select
firms for turn-key construction. The contractor, typically, has
no input during the design phase. The Owner normally hires an
architect to design, monitor, and inspect the construction. The
price is predetermined and the contractor is responsible for the
construction budget and schedule. Any changes in design or materials
after the contract is signed are negotiated as change orders to
the contract.

This method
of contracting is one in which the "builder" is hired early in
the design phase of the project. During the preconstruction phase,
he will work with the owner to assist in all aspects of design
development and the bidding process. The construction manager
provides input to the architect and owner during the design process
to give the "builders aspect" to the plans. Cost savings to the
owner are usually realized during this process. The Construction
Manager will design bid packages for competitive bidding between
the various trades and oversee the competitive bid process. After
the preconstruction phase, the Construction Manager will supervise
the day to day construction process for the project. The Construction
Manager, along with the architect, will maintain quality control
for the project.
Projects can
also be fast tracked with construction starting before a final
set of plans is produced if a rapid build time is critical.

Design /build
is a construction process in which a owner contracts with a single
source to design the project, produce the plans, and provide construction
for the building for a predetermined amount of money. The owner
and contractor will agree on numerous aspects of the building
and a price will be negotiated before design has even begun. The
owner benefits by having very strong control over the budget at
the inception of the project. This style also has the ability
to be fast tracked if the time constraints for the project are
critical.
